A Quick Guide to Choosing the Best Hotel Quality Sheets for Your Airbnb or Vacation Rental Home

Nothing beats sleeping on a bed covered in luxurious sheets. It spells the difference between cheap and expensive. Providing the best luxury hotel quality sheets to your guests will be something that will truly be appreciated.

A set of sheets for the purpose of this post is comprised of a fitted sheet, a flat sheet, duvet cover, and four pillowcases.

Here are the things that you need to look at before buying bed linens:

Thread Count

The first criterion in choosing hotel quality sheets is the thread count. It is the number of horizontal and vertical threads per square inch of the fabric. Generally, the higher the thread count, the softer the sheets will feel.

You would want to go for a thread count of at least 500 as anything lower would not feel as smooth to the touch.

The only caveat with higher thread count is that they are susceptible to creasing when washing. This means that you must iron the sheets heavily after each wash.

Depending on the market you are targeting for your Airbnb property or short-term rental accommodation, you can get away with not ironing the sheets. You will only need to mention it in your listing. You can say something about how it saves electricity not doing so, and it will not affect the quality of your guests’ experience.

Hotel quality sheets come in various fabric materials. The top ones are cotton, silk satin, polyester, and a combination of cotton and polyester.

Cotton is really good and it is the most preferable as it absorbs moisture easily but at the same time, it is highly breathable. The only thing that you should be aware of is that cotton fabric creases a lot during washing.

Silk satin is ultra luxurious. It is shiny, soft to the touch, and simply looks expensive. Most high-end hotels opt for this material because it gives a sense of sophistication to the guests. They need to be ironed carefully though as they cannot withstand high heat.

Polyester and combination fabrics tend to be not breathable and usually trap the heat once used. They might feel uncomfortable during hot summer nights. They are generally cheaper than cotton and silk satin. They do not crease much during washing, which means ironing is easier.

The most recommended bed sheet color is white. Why? Because visibly white sheets signify cleanliness and freshness. White sheets stain easily. As a result, they are always subjected to washing with bleach. This is how they are always kept in pristine white condition.

White sheets also give the illusion of clouds. Everybody wants to sleep and dream away in a cloud-like bed.

If you have multiple short-term rental accommodations in one area that you are managing simultaneously, chances are all your bed linen supplies will be used interchangeably between your properties. If this is the case, you are better off choosing only white color and one design. Standardization eliminates the headache when you need to wash and when you need to group the set of sheets together after washing.

On the other hand, if you only have one property, you can use any color that suits your bedroom interior design.

Always go for plain designs such as simple stripes or just no stripes or any accents at all. This is because all other designs, especially the quilted sheets, crease unbelievably in the dryer. This means a lot of extra work come ironing time or when you are making the bed with unironed sheets.

As a rule of thumb, the sheets for rental accommodations must be replaced every three months. This is because the quality of the sheets deteriorate with constant washing, especially if bleach is used all the time. This varies depending on the durability of the sheets that you buy.

I worked in a 5-star hotel and I can tell the difference between the sheets you highlighted of the utmost quality and the ones of the lower grade hotels and this is all based on the linen quality, So what you pay is what you get, I experienced that in different hotels and BnBs in the past. there are certain things I didn’t know and that is about the thread count, so I bear that in mind when going for a higher thread count, thanks for sharing this

  3. Yeah I saw on Hotel Hell with Gordon Ramsey the filth that might be on a sheet set you could be sleeping by shining a ultraviolet light .Yes it depends on the in keeper and hotel .But this site is a interesting read for sure

      I have no staple favorite as each brand always come up with different and exciting designs. At the moment, I favor Chateau Home Collection and Vedanta Home Collection, because they offer great quality sheets at good price.

  6. You know one thing I hate about staying at hotels is the uncomfortable sheets that always come in hotels. I have even thought about bring my own sheets because at times it feels like I am sleeping on sandpaper or something really uncomfortable.

    I never really thought about the thread count though. What do you recommend for luxury ones? Should I go with 300 and over?

      For a luxury offering, I recommend going at least 1000 thread count of a good quality cotton material. Just make sure you feel the fabric with your own hands and that you are happy with the softness before purchasing.
